Located from the I-29 Viborg Exit #53, 5 ½ miles west on 291st St (Hwy 146) then ½ mile south on 465th Ave. According to FSA there is approximately 156.7 acres of cropland with a 74.6 acre corn base / 80 bushel direct yield / 80 bushel CC yield and a 62 acre soybean base / 27 bushel direct yield / 27 bushel CC yield. Predominate soils include Wentworth-Chancellor silty clay loams and Chancellor-Wakonda-Tetonka comples. Soil rating .777. TERMS: 10% nonrefundable down payment day of sale with the balance due at closing on or before July 12, 2013. Land is subject to a crop share lease which will be transferred to the new owner at closing. The new owner will receive all income and make all payments as required under the 2013 lease. A copy of the lease is available from the auctioneers or closing attorney. Title insurance and closing costs split 50/50 between buyer and seller. 2012 taxes due in 2013 paid by the seller. 2013 taxes due in 2014 to be paid by the buyer.
