We will sell the following at public auction at the land site located from the I-90 Valley Springs Exit #410, ½ mile north on 486th Ave, 1 mile east on 260th St and ¼ mile north on 487th Ave.

This land is located near the South Dakota/Minnesota border and offers a great opportunity to expand your current farming operation or purchase as an investment. The land is available to farm for the 2014 crop year and the cropland has been in a corn/soybean rotation.  Tract 2 also includes a housing eligibility.  The land will be offered in two tracts and will not be combined.

Tract 2:  77.13 Acres +/- Legal Description: NW ¼ SW ¼ and SW ¼ NW ¼ except Tracts 1 and 2 of Robert’s Addition in the SW ¼ NW ¼ 22-102-47 Minnehaha County, SD. Predominate soils include: Alcester silty clay loams, 0-2% slopes; Lamo silty clay loam, channeled and Moody silty clay loam, 2-6% slopes. According to Surety/AgriData the tract has a 73.8 productivity index rating. This tract includes approximately 25 acres of grassland with balance cropland/roads. The NW ¼ SW ¼ includes 1 housing eligibility.  Taxes: TBD.

TERMS:  10% nonrefundable down payment day of sale with the balance due at closing on or before Dec 16, 2013.  Title insurance and closing costs split 50/50 between buyer and seller.  2013 taxes due in 2014 paid by the seller.
